Banbury United are a point behind Tiverton and had Elliot Sandy hitting all four goals in their first ever win over Farnborough.
Sandy scored either side of half-time and, after Jayden Antwi-Nyame had pulled one back for Boro after 56 minutes, completed his hat-trick from the spot on 75 minutes for which Farnborough keeper Craig Bradshaw received a straight red card for fouling Ricky Johnson.
Then on 89 minutes a free-kick made it 4-1 and all four for Sandy.
